Just when we thought we were almost through! Thanks for the updates. We have discovered a good roofer in Birmingham, I could ask if he knows anyone down there? Elliot with White roofing. May be a long shot.Sent from my iPadOn Aug 7, 2024, at 3:52 PM, Cliff Spencer <cliff@alasaw.com> wrote:Agreed. Thanks for working on this.I'll make some calls about getting someone else to look at replacing the plumbing boots and a second opinion about the roof replacement.Sent from my iPhoneOn Aug 7, 2024, at 11:13, Thomas Spencer <tspencer@planetbama.com> wrote:Miguel called about the roof.
He said that on further examination the screws currently used in the roof are the largest size available.
Therefore, replacing them with the same-sized screw would not hold.
He proposes refunding the money we have paid for the re-screw job and giving us a quote on a whole new roof.
I asked him to go ahead and fix the leaking boot, which is the only place I am aware of that we have an active leak.
He said he didn't think a new boot would go on tight because of the screw issue. I'd like a second opinion on that.
He continues to maintain that the roof is in peril because of the rusted screws and the degraded rubber washers underneath.
He may be right. Maybe the water we got in the walls during Sally was due to water penetrating the roof, running down the roof deck into the soffits and filling those up and flooding back into the walls somehow.
However, I have spent time in the attic and I don't see evidence of leaks except around the boots.
While we wait for an estimate, we should get a second opinion on the roof.

Re: Hey sibs
worth a try. I've got reference from Shannon for a handyman she likes that I'll contact about just doing the boots.
