I finally succeeded in getting satisfaction from USSA and we will be getting a final $2000 from USAA to settle on the air conditioning platform and a partial payment covering the blinds.

We had a great week down at the house and the Whitsett's should arrive today. Everything is in good working order for them. I asked Duaine to remove the trash cans with construction debris this week, and he asked to come back next week to complete the list. Paint will be removed once painters are done with touch ups. He will bring the ice maker back to the house and store it in the laundry room. I will bring it back home to see if we can repair it.


All hinges have been replaced (except for one single and it is on order for Duaine). Changing the hinges and re-installing the doors seems to have worked. The house held water tight through some heavy rains and wind. After a good WD-40 spray on all the door hardware, all the doors and locks function well. I recommend spraying the lock mechanisms with WD-40 every time we go down as part of regular house open up/close down. The salt air just gets in and corrodes anything that's not the highest grade stainless.

Some of the screws they used for the door hinges were still the originals and they are corroded. But they are working fine and I think it's easy enough to buy stainless and just replace myself as needed. The rust stains on the doors are probably just there to stay. I could try to clean it with some bleach or something, but it's probably just stained into the fiberglass at this point. I'm at a contractor fatigue place in my life and some of these little bits are easy enough to just handle. I did some of the minor things on the list, and plan to keep it up just as general maintenance.

It was clear when we got there that they had done a good construction cleanup of nails and debris. But as soon as you venture into the sand off the pad, you'll start finding bits of debris, screws and glass. We kept a buckets downstairs and just cleaned up daily. I think that's an ongoing maintenance task. There's so much micro debris from so many storms and houses and construction sites. I was saddened to see the general coastal impact of so much more development and beach traffic on Fort Morgan. Humans are really a mess. So much plastic trash and toys and cans everywhere. And in the water too. We just keep a garbage bag with us on the beach.

There are two wood issues with the kitchen stairs that we Duaine said he could look at in the Fall once he completes other projects. Or I can just bring some tools down next time and take care of it. There's also a broken tile in the kitchen that's going to get worse, but I think we just need to repair it for now. Replacing the whole tile would require taking out some of the cabinets.

Margaret and Archie, that new beach tent is DELUXE! we really enjoyed it. I lost two of the four tent spikes (speaking of man-made debris). I have plenty extra here at home to replace.
