Water intrusion on the Gulfside.

Wet Carpet; staining on ceiling of great room downstairs


Need to understand how, where, and why water is getting in. 

 

Thomas Spencer:


                Giant rug is wet from tropical storm incursion. we are going to try to dry but it may have to go. Objections?

 

Margaret Spencer Cobbs:

                Oh darn, too bad doors didn’t keep out the moisture. I’ve been wanting to let it go, but she sure was pretty in her prime. Moment of silence.

 

Cliff Spencer:

                Ditto. Maybe there’s an indoor outdoor rug we can replace it with, so water incursion won’t damage it as much.

 

Thomas Spencer:

                Cliff can you be in charge if finding 6 or more stainless steel door hinges. Duaine claims these are hand to find. All the doors on the Gulfside are barely operable because The hinges are so badly failing. Also the front door was unlocked when we got here. No blaming because God knows who’s been in and out of here, but it is also complicated to lock. The door has to be shut and lines up right. The handle has to be picked up and then the bolt twisted. Even then I’m not confident in the locking system. I threw a fit about the doors. Dewayne said he would make it right. But you need to bear down while you are here Cliff. There was also water intrusion on the gulf side during the tropical storm there are moisture streaks on ceiling he will repaint and repair. It feels like it never ends. 

                The drain tube for the dehumidifier is missing in case any one knows where it is. Ivy and I are going to try to relax and not spend all our time fiddling with this stuff. I demanded that he get here for at least a day and get trash and nails up but there will be and unfinished punch list. He is not planning to get back in and finish finish until y’all have left. 

 

Cliff Spencer:

                Sorry to hear it. Yes, I will look into SS hinges. If you can measure them to tell me the height that would help. I assume they are 3 1/2” or 4”. But otherwise let it go and relax. We’ll figure this stuff out.

 

Margaret Spencer Cobbs:

                I’m sorry, and that’s really disappointing that the doors are already failing. Hope y’all can ignore the frustrations and have some relaxation.

                Got it. And these have been in for about one year. I will reach out to gulf coast building supply about this and any warranty through ThermaTru

 

Thomas Spencer:

                Yes. I think we need the paperwork on the windows and the doors. Duaine is blaming everything on the hinges. Says if hinges fixes everything fixed. I’m not so sure. I’m not clear on who was responsible for the hinges and the door install. Was it installed with coastal kit enhancements. Was it properly sealed and caulked. It would be great if you nail all that down. You can talk it through with Duane. He assures me it will all be made right. However, we are going to have to go back to being persistent and insistent. Get dates on the calendar for when things are going to get done. 


                Grinder pump not working. And overflowing through the junction of tank and pipe coming in. Called 247 said they’d send someone. We’ll be gone before they get here.

                Ugh, I can’t believe that! So frustrating. I think we are going to  stay in Bham this week and not go down with Ivy’s camp friends after all. 

 

Thomas Spencer:

                By the way, I did the math wrong. We need 12 stainless steel hinges for the doors. Three per door. 

 

Cliff Spencer:

                Yeah, that’s what I thought it would be.

 

Thomas Spencer:

                Ivy and I did not remove the rug. After running the dehumidifier and the fans and propping those sections of the rug up, we abated the mildew and mold smell. Besides it would have taken more than me and Ivy to get the rug out and we didn’t know where we were going to take it. It’s huge.

                this hinge is square edged- the other pics are rounded edge. Is this square edged one on the downstairs doors? Are all downstairs square edged and upstairs rounded?

 

Thomas Spencer:

                All rounded edges on door frame all square edges on door, I believe. I would confer with Duaine by text. Also see email sent to you and him.

Second one not a threat yet but bears watching.

                I’ve requested Gulf Shores Utilities go out and check the sewer connection and should hear back from 24/7 today. Will let y’all know.
