Quick update:
I said I would call Peyton. He said yes, real estate continues to appreciate down there. Protect your asset. A potential buyer will offer less if the house has problems with its condition. They will overestimate the cost of repair and build that into their offer. He put me in touch with Randy McKinney, who is a prominent real estate broker and developer down there. Very trustworthy, Peyton said. Randy got information from me, said similar things to what we've been hearing. Swears by Hardiboard. We will be sending someone out to look at the house, and they will probably give us a third estimate within the week.

Could you take a look at the different options of lap siding vs. board and batten? Supposedly board and batten is more storm-resistant and less expensive to install (and there are two different ways of doing it I think. Lap would more closely approximate the current look of the house. Should we ask Andrew or Hampton?

They do have another contractor with whom they have been working to finish Chocohoola. They like him too. They are sending his contact information. He will be around their place over the next week and we could get him to give an estimate.
They say they are not surprised about our siding issue. They have seen it all. Hardiboard is the way to go in their opinion. Strong opinion.
Don kept using the terminology: you've got to protect your investment.
It's also important to go in eyes wide open. When they get the siding off, there may be a lot of plywood to replace. A contractor can't give accurate estimates on this part of the job.

AJ should be finishing up the house bolting/hardware replacement this week. I expect to get the final invoice from him today or tomorrow. Tom, when do you and Peter go down here? It's great ya'll are going down so you can lay eyes on the work and ask him any questions you have.
