Thanks for your efforts in getting the house to its current more than livable state and for the efforts in helping getting the insurance claim resolved. Hopefully, we are in the home stretch in both regards.
I'm not sure how we can keep track of punch list remotely.
Between me and my siblings, we'll try to get down there with some frequency now that it is habitable. Be on the look out for a new trash can being delivered by Baldwin County solid waste. Please keep it safe when it arrives.
Also, when blinds are installed, make sure they are not drilled into the windows, but are instead attached to the window frames.
Work to be done:
- The most significant work left to be done is the underpinning, insulation and lighting over the pad. As it gets hotter, this becomes a more urgent issue.
- Are we sure the plywood that has been sitting out in the weather all this time is good to use?
- The exterior doors. All the doors and hinges of doors installed in the pre-Sally rebuild need to be thoroughly examined. The bayside upper floor is obviously a problem. When I was locking up, I was somewhat concerned about the lock action on the upper west side door. Some of those doors still need those silly little screw covers, but most importantly all of them need to be working properly.
- Interior carpentry
- Cap on stairs
- Shoe molding throughout
- Were there stair rails in the front stairs?
- Towel bars and toilet rolls
i. I found one more set of brackets for toilet roll hanging (in the 1st floor west bedroom) so that can be installed and not purchased.
ii. We are missing all four towel bars that were under the windows across from the sinks in the bathrooms
- The patch where the laundry chute was on the second floor will need a square of carpet
- Various lights haven't been replaced, including the chandelier in the front stairs. (I know they are having difficulty with that chandelier.
- few of those "boob" lights are missing in the first floor hall. The electrician mentioned replacing those with LED. That is fine if those LEDs can be soft white rather than the bright light.
- Several light canister inserts are missing upstairs.
i. Let's just got with the conventional cones. We have a bunch of bulbs under the counter in the cabinet in the laundry room.
ii. Light switches and plates need to be replaced in the bathrooms.
- Tile issue: There are several tiles around the edges of the great room that are broken at the edges.
- We have some of that tile but not a lot.
- There are a lot of grouting pours that need to be done at the junction with the doors.
- Painting
- There are divots in the ceiling in some places.
- There are a few flaws in the paint job that we didn't get around to flagging.
- There are several spots in the kitchen along the wall where there are holes or scratches.
- Caulking and shower trim
- All the showers need to be looked at for caulking. And some trim work
- Please also look at the kitchen counters and determine what, if anything, needs to be caulked or scraped.
- Check sink plumbing: water seems to rise around the joint between the sink neck and the base.
- Please deliver ice maker to Bensons.
- Please seek if you can fix the door to the dishwasher
- The refrigerator is elevated on its front legs making it difficult to open the cabinets above the fridge.
