The Beach House is open for business. Book your trips now. Go early and go often. It still needs some TLC and continued effort to keep Duaine and company focused on completion.
In the drama with USAA, they sent out a second adjuster who was a nice and competent person. However, he initially came back with a pricing of the job at 93,000. Duane had priced it at $104, plus the carpet cost of about $10,000.
We didn't go back with cypress and we didn't get granite countertops. So Duane's estimate was about $10,000 higher than it needed to be,
I went back through the adjuster's estimate and with Nathan and Duaine's help found about $12,000 extra.
The adjuster agreed to include those items So we are back up in the ball park of where we need to be.
The carpet is down and looks good, the place is painted,
The absence of the cedar panels is notable but the sheetrock walls give it a lighter, more expansive feel.
The place was cleaned, but there is more work to be done and will need to cleaned again.
What needs to be done?
The biggest project is the underlining and insulation and lighting under the house.
Some carpentry inside is still incomplete.
The caps need to be put in the front staircase.
There aren't stair rails in the front stairs.
The patch where the laundry chute was on the second floor will need a square of carpet
Shoe moulding needs to be installed throughout.
Various lights haven't been replaced, including the chandelier in the front stairs.
Several light canisters are missing.
Light switches and plates need to be replaced in the bathrooms.
They may be replacing the light fixtures the hall will LED.
Towel bars still need to be hung in every bathroom.
Toilet roll needs to be hung in the children's room.
There are several tiles around the edges of the great room that are broken at the edges. We have some of that tile but not a lot.
There may be some tile work done but I think Duaine is proposing the fill most of those holes with grout.
There are some tiles in the kitchen that move a little when you step on them. This is from the settling of the house thanks to previous hurricanes, not much to be done unless we retie the whole floor.
There are divots in the ceiling in some places.
There are flaws in the paint job here and there that should be flagged.
I went ahead and ordered new inexpensive blinds for all the windows.
They should be installed this week.
We may consider replacing the washer and dryer. The washer was acting suspecious, but this time the dryer ran like a champ.
Don't know if we can justify the washer and dryer expense with USAA. They are 22 years old.
You will likely still find dust in all sorts of places.
We and the cleaning crew did our best to root it out, but if penetrated everywhere.
There are sheets and bedding in the closet that probably still ought to be washed.
While there are enough sheets to cover all the beds, it might be worth buying a new set for every bed.
It's fun to be down there when there is a dumpster out front.
